They scrutinized every detail of the design, with a goal to create more saleable areas for the ownership and increase the ratio between gross built areas and saleable space—a metric they termed "Design Redefining Efficiency."

Innovative Structural Adjustments

The team discovered that by adjusting the structural columns, they could rearrange the parking lot underneath the building. This modification freed up valuable floor space, allowing for additional parking spaces and an enlarged lobby. Moreover, by adjusting the floor height, they incorporated a 7,000 sq. ft. mezzanine with amenities for the residents. Moving the amenities to the mezzanine level allowed the overall building envelope to be reduced by 35 feet, resulting in a construction cost reduction of $625,000. This change also freed up space on the property to erect another building.
